Henderson Global Investors is one of the world’s leading multi-asset investment management companies. Originally established in 1934, we now manage £61.6bn of assets on behalf of our clients and employ 950 staff across Europe, the US and the Asia-Pacific region.

Our experienced and innovative property team represents 19% of our overall business by AUM. We have a dedicated global presence of more than 200 staff, with offices across Asia, Europe and the US managing around £11.8bn of property assets across 55 property funds, as at 31 December 2010. We manage pooled funds and segregated accounts for both individual and club-based investors, which invest in properties offering core and value-add returns. As well as investing across all commercial sectors, we also manage funds with sector specialist and/or regional themes. We have both direct and indirect capabilities, and offer products to retail and institutional investors.

We consider the good management of our environmental and social impacts to be central to the long term resilience and competitiveness of our investment performance. Through our Responsible Property Investment strategy we address sustainability risks and opportunities to help us anticipate and respond to changes in climate, energy price and supply, the investment market, occupier demand, legislative and fiscal regimes – identifying opportunities to protect and create value for all our stakeholders. We accept that it is our responsibility as a real estate business to use natural resources as efficiently as possible, reduce our carbon footprint and manage the impacts of our property development and management which contribute to climate change. We also believe we must respect and engage with the communities in which we operate, seeking to enhance the local environs wherever possible. In order to achieve our objectives we implement a strategic work programme covering the entire property lifecycle, supported by a set of targets, our progress against which we regularly monitor, benchmark and publicly report upon annually.

Sustainability underpins the embedded value of property assets and the long term performance delivered, so understanding sustainability risks and opportunities has become a necessity for every fund manager who wishes to be successful. Our collaboration with the BBP enables us to work together with other leading commercial property owners to develop and share practical solutions to this challenging and changing context, combining our experience to improve the sustainability of the UK building stock and create a lower carbon property market.
