LXi REIT plc is a UK Real Estate Investment Trust focused on delivering long-term, secure, inflation-linked income to investors. We selectively invest in commercial property assets let, or pre-let, on very long (typically 20 to 30 years), inflation-linked, triple net leases to a wide range of strong tenant covenants across a diverse range of property sectors, focusing on structurally supported sub-sectors and underlying property fundamentals including low starting rents. 
Key investment strategies include forward-funded developments, sale and leasebacks and recycling of capital to deliver outperformance. 
The portfolio currently holds just short of 350 individual property investments across 13 market sectors and despite significant restrictions to landlord control over the energy procurement and physical fabric of the assets, resulting from the nature of the long FRI leases typical for the portfolio, we are committed to a robust ESG agenda tailored for this type of vehicle with tenant relationships and collaboration absolutely critical to our success.

  • A Paris-aligned Net Zero target for the portfolio will be published as part of LXi’s 2022/23 annual reporting (May 2023)
  • Over the last twelve months, we have significantly increased our Scope 3 emissions data coverage to well over 50% of the portfolio and regular dialogue on ESG matters has been established with the majority of our key occupiers, already resulting in collaboration across multiple sites on asset-specific Net Zero pathways, including the introduction of solar PVs
  • Since 2022, LXi REIT is voluntarily aligning its climate risk disclosures with all 11 recommendations of the TCFD
