TOOLKIT GOVERNANCE

Background to the Green Lease Toolkit

All of the BBP’s tools are co-created with our members and the BBP has a long history of providing guidance on green leases. The original “Green Lease Toolkit” was launched in 2008, was updated in 2013 and underwent a significant update which was launched in January 2024 - it remains one of our most widely utilised toolkits. 

Ensuring this toolkit remains dynamic is important. Following feedback from our members and other stakeholders this on-line version  will enable the toolkit to become a living guide updated in line with latest thinking as required. There has been a rapid increase in guidance developed to support green leasing developed by a range of organisations such as The Chancery Lane Project, The Law Society and the NHS. The BBP approach is to learn from new guidance where possible and in return this toolkit remains “open source” so others can benefit from guidance here, where applicable.

The BBP has a permanent workstream dedicated to green leasing, which is responsible for the continuous review and updating of the Toolkit. This workstream also connects into the BBP’s Owner and Occupier Forum which continues to provide a useful source of feedback for toolkit enhancements. Ongoing Governance

This toolkit is a living document overseen by the BBP Green Lease Working Group (including a dedicated Legal Working Group) who are responsible for maintaining and developing to the toolkit to reflect:

  • Feedback from stakeholders on usability 
  • New legislative requirements
  • Emerging best practice in green leasing
  • Real life case studies that illustrate best practice in green leasing

The Working Group is also responsible for:

  • Acting as champions for the toolkit, promoting its use within their own organisations and the wider industry. 
  • Collaborating to provide input into other industry initiatives on green leasing to avoid duplication of effort and drive for great consistency of approach across the sector.

Legal Working Group

The Green Lease Toolkit Legal Working Group met regularly throughout the 2023 review cycle to translate the vision of the Green Lease Steering Committee into a reality. This group of experienced lawyers drafted new clauses across a range of topics from data sharing to waste management and aligned their contributions to fit the Model Commerical Lease. They contributed valuable insights to provide the best possible chance of successful implementation, drawing on their own extensive experience of lease drafting. The group continues to review the toolkit for key legislative changes that need to be made.

Steering Committee

The Green Lease Toolkit Steering Committee comprises representatives from some of the UK’s leading commercial real estate organisations and consultancies spanning asset types and sectors. An important part of their role is to balance owner and occupier perspectives. During the 2023 review cycle, the group met regularly to review drafts of model form lease clauses and to review broader communications objectives. This group of experts continue to offer practical advice and support the the development of a truly practical guide to green leasing.
