Building Innovation & Technology
Technology can have a significant influence on the sustainability performance of commercial property. Whether it is the effective use of SMART building technology or the installation of photovoltaics, the efficient use of existing systems and the integration of new and innovative technology is critical.
We work with our members to help understand how innovative technologies can help them capitalise on the opportunities of improving the sustainability performance of their buildings. This workstream covers our Building Innovation & Technology Working Group and our programme of site visits.
Building Innovation & Technology Working Group Co-Chairs
Our Building Innovation & Technology Working Group focuses on providing members with examples of new technologies through presentations from suppliers, Member case studies and knowledge sharing within the group.
Our members also benefit from organised site visits to both developments and existing buildings. Recent visits include Holbein Gardens (Grosvenor) The Forge (Landsec), Leadenhall Building (Savills) Paternoster Square and Warwik Court (Savills) and Paradise Birmingham (Federated Hermes)

Latest Site Visits:
- In September 2024, BBP members visited Eden at New Bailey, a 12-storey office development in Salford with a 5.5 NABERS ‘Design Reviewed’ Target Rating. The building is designed to achieve Net Zero Carbon in operation in line with the UK Green Building Council’s framework, features Europe’s largest living wall with over 355,000 plants to enhance biodiversity and urban cooling, and incorporates International WELL Building Institute principles.
- In June 2024 BBP Members visited the 20-acre NOMA Manchester community, hosted by Federated Hermes MEPC Limited, to view a range of sites from listed buildings to new developments. The tour highlighted sustainable design, biodiversity, and community engagement, including features such as natural ventilation at 1 Angel Square.
- In July 2024, BBP Members took part in a tour of the King’s Cross Estate, hosted by Argent and Savills. The visit included presentations from the development team, a tour of the Energy Centre, a walking tour of the estate, and access to one of the developments.
- In August 2024, BBP Members visited The Turing Building at Stratford Cross, hosted by Lendlease, to learn about its approach to sustainability, social value, and wellbeing. The 350,000 sq. ft development targets BREEAM Outstanding, WELL Gold, EPC A, and NABERS 4.0* Design for Performance, and features initiatives such as embodied carbon reduction, energy and water efficiency, and biodiversity enhancements including a vertical meadow and biodiverse roof terrace.
- In March 2025, BBP Members visited The Featherstone Building in Old Street, hosted by Derwent London and Buro Happold, to explore its sustainability and wellbeing features. Highlights included BREEAM Outstanding for both base-build and fit-out, LEED Platinum certification, and a net zero carbon construction, with the fit-out achieving 75 kgCO₂e/m² through low-carbon materials.
